Get to Know Wade – Your Project Manager at Oak + Arrow

At Oak + Arrow, we believe that every successful remodel or custom home begins with trust, communication, and a clear plan—and Wade brings all three to every project he leads.

As your dedicated project manager, Wade ensures your home stays on schedule, within budget, and is completed to the highest standard of craftsmanship and care. From the first walk-through to the final clean, he’s the person keeping everything running smoothly.

Here’s a Q&A to help you get to know Wade a little better:

🛠️ How do you keep a project on schedule and on budget?
At Oak and Arrow Homes we keep projects on schedule and on budget through open honest communication with homeowners and subcontractors, extremely detailed design, a thorough spec book with every selection, and accurate up to date plans.  

⚠️ What happens when there’s an unexpected delay?
We rarely encounter delays because we communicate extremely well with our subcontractors and they communicate extremely well with us.  Our subcontractors have worked with us for years. They are the best of the best.  We also set timelines for selections with homeowners and most selections are made before we begin a project.  If how-ever a delay comes up, the homeowner and all subs are immediately notified and we make every effort to minimize the delay and to make up time through the remaining schedule.

📋 How do you handle client changes mid-project?
Because we have such a detailed design process we rarely see client changes mid project.  How-ever it is never too late for a client to change their mind or change a selection.  Once we are notified of a potential change we let all of our subcontractors know and ask for any budget/schedule changes or delays.  depending on timing or the change, some don’t affect the schedule or budget. If the change will affect the project budget or timeline, we let the homeowners know the monetary cost of the change and any change to the project schedule.

🔧 How do you choose and oversee subcontractors? And how do you communicate with them?
I’ve been a project manager for over 22 yrs.  Many of our subs I’ve worked with this entire time.  When I came to Oak and Arrow Homes I met Samantha’s extremely talented stable of subcontractors. We have merged our subcontractor list and have full trust in the talent and ability of all our subs, they are hands down the most knowledgeable, and talented.  Our subs do all of their work not only to code but like it’s their own home.  Many of our subs have worked on our personal houses and properties.

We send out weekly updates and schedules to all our subs, we have meeting on site prior to and also at their scheduled start date, and I’m on site multiple times per week to over see and also answer any questions.  I typically call or text our subs, but we also follow up with detailed emails so there is always a clear paper trail with all details and information needed.   

📅 How do you build a project timeline?
When we build a project timeline, Samantha and I meet and discuss the full scope of the project.  Including all the options and selections. After 30 yrs of being in the construction industry, and 20+ of those yrs being a project manager I can give you a pretty good estimate of the time needed to complete your project.  But to ensure the timeline is accurate, after the scope of work has been established and construction plans have been made, we have a subcontractor walk through at every project.  This typically takes 2-3 hours on site with the subs that will be working with us on your project.  After the walk through is completed we ask our subs to submit bids with in 2 weeks for their scope of work.  During this time period I will reach out to all of our subs and ask how many working days they will need to complete their work on your project.  Now we take their feedback and put it into a monthly calendar, creating the full project timeline.

🏗️ How do you ensure everything meets code and safety regulations?
To ensure everything meets code and safety regulations we complete continuing education classes that include all current and updated codes, attend trade shows that feature current products and best practices for building.  We also pull permits for every project and submit plans to the city which are reviewed and building inspections are scheduled through out the project concluding with a building final inspection.

📞 How will you communicate with me?
First and foremost I will communicate with you openly and honestly at all phases of your project.  During your design phase and building process I will communicate with you though phone calls, text messages, and weekly or biweekly emails.  We will also have designated walk thoughs scheduled for your project.  At selected phases of your build we will walk the project with you.  Typically these on site walk throughs will be after framing is completed, before electrical rough in, prior to painting, after cabinet install and painting is completed we will have a hardware and accessory placement walk though, and before we wrap up the project we will do a final punch list walk through.  Once your project is completed we will do a 1 year walk through and schedule any drywall and paint repairs or any touch ups that are needed.

🔍 How do you manage quality control?
We manage quality control by not only using the best subcontractors in the industry, but also through site visits.  I’m typically onsite multiple times a week, to walk though the project and also to photograph the stages of the project.  We also  use engineered studs in all cabinet and tile areas which helps ensure straighter walls with less chances of bowing.  During drywall and painting we do multiple light checks to catch any imperfections, that are tagged and fixed to ensure a fantastic finished product.  

🧘 How does Oak & Arrow make mindfully made homes? 

Oak and Arrow makes mindfully made homes.  Our subcontractors complete each day with a site cleaning.  We also have more through cleans scheduled after drywall/before painting, after millwork install/before staining and enameling, and a full construction clean at the end of the project.  We also run large air scrubbers during the project to reduce the amount of air born dust.  At the conclusion of your project we will have your HVAC duct system professionally cleaned and we will leave an air scrubber on site for you to run for the first month you live in your house.  This helps to eliminate any dust that may be on any of your personal belonging or furniture that was wrapped in plastic and remained onsite during the build.  

🤝 What’s your favorite part of the job?
My favorite part of the job is communicating.  I honestly enjoy going to our job sites to meet with our homeowners and our subs. I love being a part or turning your existing home into the home of your dreams.
